SCHEDULE OF FINISHES
IMPORTANT - Please note that the materials as specified in this schedule are subject to availability and confirmation. Should any of the materials specified be unavailable at the required time, the Seller may choose an alternative available product of the same quality at the Seller’s sole discretion.
Finishes and Landscaping
External Finishes:
In keepingwith the overall white colour template of the building, the hard landscaping and driveway will be finished in cobblestones and tiles. Landscaping will be used to soften the outlines of the building as seen from Mandume Ndemufayi Roads.
The external finishes of the building shall be partly Marmoran (or similar approved) & textured paint. Doors and windows shall be anodized aluminium (colour to be as per Architects specification).
Shading to selected areas and surfaces shall be of natural anodized aluminium horizontal projecting louvres.
Any window coverings installed by tenants or owners that is visible to the exterior will be to the approval of the Body Corporate in order to ensure a harmonious external appearance.
Internal Finishes:
All internal finishes are of high quality standard and offices shall conform to A-Grade standards.
Floors
- Lobbies & Staircases - Porcelain tiles
- Trade Areas - Porcelain tiles
- Ablutions & Kitchenettes - Porcelain tiles
- Stores - 30mm thk Granolithic Screed
- Basement Floor - 60mm interlocking pavers
Walls
- Internal masonry surfaces - Plastered & painted with exterior quality acrylic PVA
- Ablution Areas - Tiling to selected surfaces and splashbacks to kitchenette
Ceilings
- Basements & Staircases - Concrete soffits to be off shutter concrete
- Trade Areas and Offices - 600 x 1200mm suspended gypsum ceiling panels in exposed tee grid system
Partitions
- Allowance is made in each showroom for two offices (max 18m² each) to be partitioned to underside of ceiling. 1x painted semi-solid door per office (2400mm high), each to have a 600mm sidelight.
Roofs
- All concrete roofs are screeded to fall with asphalt waterproofing. The balance of roofing area will be Kliplok or similar approved with a galvanised finish.
Doors
- Main entrance doors to be glazed aluminium double doors with safety glass
- Doors to service areas are painted semi-solid doors in steel frames with ventilation where required.
Windows
- All windows are anodized aluminium (colour to be as per Architects specification) glazed windows with sliding opening sections as approved by the Architects. Shopfronts to east and west showrooms to be specialized design items with patent support system.
Joinery Fittings
- Fire Hose Reel cupboards, kitchenette cupboards and electrical ducts to have melamine finish and Formica tops where applicable.
Plumbing
The following is allowed for:
- Basin mixers to wash hand basins in Formica vanities or similar approved
- Close coupled WC’s
- Stainless Steel sink with Stiebel Eltron geyser to each kitchenette.

MECHANICAL SERVICES
AIR-CONDITIONING
Showrooms
Showrooms No 1 to No 5 on Ground Floor and No 6 to No 10 on First Floor will be provided as follow :
VRV (Variable Refrigerant Volume) systems consisting out of condensing units in the basement with one to three condensing units grouped together for each system and indoor units consisting of ceiling cassettes equally spread over the showroom area.
No zoning will be applied due to each showroom being one large room.
Each showroom will have its own system for heat / cool selection and temperature control.
Each VRV system will be able to switch either to cooling mode or to heating mode via one of the remote controls that will be allocated as the master. The system can be programmed that any remote control is the master. This means that when the master remote has been set to cooling mode, the other individual units cannot be switched to heating mode and when the master has been set to heating mode the other individual units cannot be set to cooling mode.
The air-conditioning units will be provided at roughly 150W/m² to 300W/m², but may vary depending on individual heat load calculations for each area.
Double volume Showrooms No 1 and No 5 will only receive air conditioning for work stations underneath the low level roof slab.
Offices
The air-conditioning will be provided at roughly 150 W/m² to 200 W/m², but may vary depending on the individual heat load calculation for each office sub-division.
Standards
The air conditioning design and installation will be done in accordance with SANS 1125:2004.
Room Air conditioners and Heat Pumps, and SANS 1238-2005 Air – conditioning ductwork.
DOMESTIC WATER
Each of the sanitary fittings in the units will be supplied with a domestic water supply. The water supply to each of the units will not be measured separately. Prepaid water meters, once available, may be introduced.
In the meantime the water consumption of the whole premises will be levied on a pro rata floor area to each owner.
Hot water for the office kitchens will be supplied by a 5 litre Stiebel Eltron unit for each kitchen.
The domestic water design and installation will be done in accordance with SANS 10252-2004 Code of Practice for Water Supply Installations for Buildings.
FIRE PROTECTION
Communal fire protection devices will be provided in the form of either fire hose reels, fire extinguishers, fire hydrants or a combination of the above mentioned. The fire protection devices will be installed according to the following parameters:
One (1) 4.5 kg dry chemical type fire extinguisher for every 200m²
One (1) fire hose reel for every 500m²
One (1) fire hydrant for every 1000m²
The fire protection design will be done in accordance with SANS 10400-1990. The Application of the National Building Regulations.
ELEVATOR INSTALLATION
Provision only for two 6 Passenger elevators will be made. Once elevators are installed elevators will be accessible for all spaces excluding Showroom No 8.
Elevator Finishes
The lift finishes will be as follows:
Car doors Stainless steel
Car interior Stainless steel
Handrails side and rear Stainless steel
Landing doors Stainless steel
The car will have a designer ceiling with installed light fittings.
The car will be supplied with a mirror mounted to the back wall.
Each elevator will be capable of transporting a maximum of six (6) persons at a speed of one comma six meters per second (0.6 m/s). The elevators will have centre-opening doors and will serve the basement, ground and first floor except if otherwise stipulated.

ELECTRICAL SERVICES
ELECTRICAL INSTALLATION
Main Electrical Supply
The main electrical supply to the site will be in the form of a mini sub-station. The mini sub-station will be situated at the entrance accessible for the City of Windhoek behind a lower panel structure. The two main meter and distribution boards (housing the electrical meters to all the units) will be installed in the basement next to two of the staircases.
Distribution
Each unit will have an electrical distribution board. The supply and installation of any PABX, data cabinet, security control panel and UPS are to the tenants own cost.
From the distribution boards wiring will run via galvanised trunking to and in the ceiling voids. Wiring will be run in conduits cast into the floor or chased into walls for socket outlets within the wall or power skirting.
Each of the units will have its own electrical supply and be metered separately from the distribution. Power meters will be prepaid, internally (privately) metered or municipal meters as will be determined by the developer.
Wire Ways
The owner / tenant of each office will have the option of making use of either, power skirting or power poles for the electrical, UPS, telephone and data distribution to the office areas. Power skirting will be used and will be mounted against walls. Power poles will only be installed in instances where the office areas are used as open office areas.
For showrooms the number of outlets will be determined at an occupancy level of one (1) person for every fifth square meters (50m²) of office area. Each of the persons will be provided with a wired socket outlet, wired UPS outlet, RJ45 data outlet (unwired) and RJ45 telephone outlet (unwired).
Wall mounted socket outlets will be provided for cleaning purposes. The kitchen areas will be supplied with one (1) double socket outlet mounted above the work top and an additional single socket outlet for a refrigerator.
The power skirting will be plastic and light grey in colour and the power poles shall be of the aluminium type. All the outlets on the power skirting will be of the same grey colour as the power skirting.
The electrical design and installation will be done in accordance with SANS 10142-1-2006. The Wiring of Premises for Low Voltage Installations.
Lighting
Lighting in showrooms will be 3 x 35W recessed low brightness light-fitting unless otherwise agreed.
Lighting levels will comply with SANS 10114.
Finishes
All socket outlets and light switches in the reception areas and lobbies will be of the Legrand type or similar approved, complete with matt silver cover plates.
All socket outlets and light switches in the ablutions, kitchens and store rooms will be of the Series 2000 or similar type, complete with white cover plates.
